FY 14 Deferred Maintenance Projects

Deferred Maintenance Items

  • Admin Annex II Roof – Replace existing built up roof with new Sarnafil roof (campus standard). Can be done when OA Grant roof is being replaced. Budget estimate cost is $45,000.

  • Kinesiology (Wisdom Gym) – Replace units 2 & 3 condensing units and air handling units. These were installed with the building in the 1970’s and beyond their expected life. Budget estimate cost is $188,000. These units provide air conditions for the weight room, hallways and dressing room areas.

               - Auxiliary, E&G

  • Farm Chlorine Generator – Existing unit is over 10 years old and not functioning properly. Expected life is 7 years per manufacturer. This unit is used to provide chlorination of the potable water for the Farm facilities. Budget cost to replace is $65,000.

  • Business Hydrology Chillers – The existing chillers and condensing units are beyond their useful life. We were able to install two rebuilt compressors which will allow the units to handle the load with 100% backup, but these rebuilt compressors do not last very long. Budget cost is $370,000.

  • Business Hydrology Heating – The present heating system was modified three years ago and one of the hot water heating boilers was moved from Davis Hall to this location. Presently that unit is in need of repair. The second unit still working is the original unit and is beyond its life expectancy. It is recommended we replace the heating system with two energy efficient hot water boilers before colder weather arrives. We are presently getting the cost for these new boilers but expect the cost to be in the $150,000 range.

  • Hunewell and Hunewell Annex Domestic Hot Water Boilers - There are presently two steam boilers that provide heating water via a heat exchanger for their facilities. The 25HP boiler was installed in 1977 and the 40HP installed in 1992 and are beyond their useful life. Need to replace with two modern efficient hot water boilers. Budget estimate cost is $80,000. 

                - Auxiliary

  • Dining Hall Exterior Louvers and Coil Replacement – The existing fresh air louver at the Dining Hall is not functional due to it’s size and has never worked properly. The hot water and chill water coils have been frozen in years past and have been patched as best as we can and need replacement. Recommend replacing single layer louver with multiple louver and replacing hot water and chill water coils. Budget estimate cost is $85,000.

  • Press Box Rooftop Units – The existing rooftop units are beyond their useful life and need to be replaced. Installed last compressor to be found in Texas for one unit this past month. These two 5 ton units need to be removed. Budget estimate cost is $48,000.

  • Swimming Pool Boiler – The hot water boiler to heat swimming pool water is well beyond its useful life. It is inefficient and has difficulty maintaining pool temperature. Budget estimate cost is $36,000.

                - Auxiliary

  • Tradition Hall Chiller Replacement – The HVAC units for this facility were purchased for use by the old Science building and moved when the new Math building came into being. The units were purchased in 1993 when the CPL was contracted valves were installed to eventually connect Tradition to the loop. Recommend we proceed with that work now. Budget estimate is $160,000.

                - Auxiliary

  • Farm Meats Lab HVAC – The HVAC units for the facility are beyond their useful life and need to be replaced. Also, the Cutting Room Cooler and Holding Room Cooler need replacement. Budget estimate to replace all five systems is $90,000.

                - E&G

  •    Rehab Carpet in Education Building FY 2014- Replace existing carpet in Education Building with new 20 year carpet tiles. To be completed during holiday break.
      
  •    O A Grant Data Center Cooling- Engineering services to provide a program of requirements, with a cost estimate, to provide cooling for the existing data center in the O A Grant Building.
    • The data center is currently served by four (4) DX cooled computer room air conditioning (CRAC) units. Three of them are 16 ton Data Aire units, and the fourth is a 10 ton Liebert. These unit sizes currently do not provide full redundancy and experience frequent failures.
  •    O A Grant Roof- Rehab the existing roof on the O A Grant Building.
  •    Rehab Tarleton Center Transformer & Switchgear
    • Provide all labor, materials and equipment and construction management for providing a complete project in accordance with the statement of work, drawings and specifications per EEA Drawings; sheets E0.00 - E 3.0, issued for construction 4/19/2013.
    • Includes demo of existing switchboard and install new primary from new high voltage switch, new 500 KVA transformer, new 208V/1600A/3P/35KAIC switchboard and new conduits as required.
    • Outage ot building will be required.
